RERA Act 2016

4. Plot Development: When developers are selling plots of land without any construction, these projects must also comply with RERA. This registration guarantees that the plot is legally cleared for sale and that any necessary development, such as roads or basic infrastructure, is completed in a timely and transparent manner.

5. Affordable Housing Projects: Affordable housing schemes, which aim to provide homes at lower costs for economically weaker sections of society, are also governed by RERA. These projects must follow the same regulatory framework, ensuring they meet the expected standards for any residential development, even with their lower price point.

6. Ongoing Projects: Projects that are currently under construction and were initiated before RERA came into effect must also register under the Act. These projects are required to adhere to RERA’s rules concerning completion timelines, construction quality, and the clarity of agreements with buyers.

Exemptions: Some projects, like those intended for personal use or those with fewer than 8 units, might be exempt from RERA registration. Nonetheless, it’s crucial for both buyers and developers to verify if their project meets the criteria for these exemptions.
